PROFILE.
Provide property management for your rental property in the Torrevieja area.

We will help you manage, maintain and rent your Spanish holiday home - giving you complete peace of mind. We are the ‘eyes and ears' in Spain for all our homeowners, and of course, we don't forget your clients! We provide a dedicated 24-hour emergency phone line for them whilst they are staying in your holiday home. As an experienced Management Team, we are aware of your expectations and will remain focused on meeting them. We offer comprehensive Property Services for your home and are meticulous in ensuring they are carried out to the highest possible standards.

Changeover cleans. Price on Application Stays after 21 nights will incur a supplement depending on property size.

PROPERTY MANAGEMENT DETAILS
PROPERTY ADDRESS

HOME ADDRESS

We keep your keys safe at all times when not in use. There will be no means of identifying your property address kept with the keys the only reference being a code to indicate to us your property.

We will inspect your property on a 10/14 day basis at a random time. We run through taps plumbing, flush toilets and check utilities.


In the event of any problems compile a report of any issues with photographic evidence. We would carry out emergency repairs if needed.

We attend your property on an emergency basis as required.
We can assist with holiday lets if client requests, with advice on how to maximise your rental potential.

We are not a rental agent and should not be considered this way. We assist your guests and manage your property in your absence.


We can organise and manage holiday bookings for our clients. You must be aware of all legality and your tax implications. Tourist Licence Required. We can advise a quick efficient service for a licence .


The removal of all linen from the property for the owners or guests and make arrangements for laundering to be carried out. (If Requested)


Full Property management €250+IVA  12 Months. 2nd Property €175+.IVA .


RECOMMENDATIONS.
We recommend that all owners have fiscal representation in Spain to assist with
Taxes.  Tourist licence  to Rent private properties it now compulsory for all types of tourist accommodation, including Viviendas Turisticas, to register their property with the Registro de Empresas, Establecimientos y Profesiones Turísticas

(You are liable to pay extra taxes if you rent your property )
Utility bills should be paid by direct debit.

We recommend that all owners be aware of rental laws and tax obligations in Spain. Rental licence required.

Please be aware, have all insurances, buildings, and contents., Safety equipment for your property and possible guests.

 

If both parties agree on a yearly management package. Payment will be within 28 days of starting date. Renewal will be also within 28 days of the start date.
